Long Term Rental Management

Thank you for inquiring about the long term rental/management programs at TEAM 100 REALTY.

 

These are some of the services that we provide to Long Term Property Management Owners.

(A rental is considered long term (no bed tax fees apply) if the term is a minimum of 183 days, typically 6 months and a day or longer.)

Advertise for Prospective Tenants

Advertise the property in the St. Johns County MLS, www.realtor.com, and Zillow.com, Trulia.com and about 40 other rental sites around the web.

Tenant Selection & Move In

• Run background checks on prospective tenant

• Verify employment and positive rental history of prospective tenant

• Conduct written move in/move out walk through with photos

• Show furnished or unfurnished property to potential tenants

Monthly Property Management

• Collect rent each month and mail owner monthly statement

• Handle day to day issues with tenant’s unit. 

• Get bids and notify owner of repairs needed

• Provide owner with a copy of lease

Processing Move Outs & Preparing for the Next Tenant

• At termination of lease, after move out inspection done by Team 100 Realty, assist owner with monies due to tenant and preparation of unit for new tenants

• Provide assistance on late payers, abandonment, and/or evictions if necessary.

• Create and mail Security Deposit Disposition via certified mail to Tenant after the move out inspection.

• Mail back security deposit (if any remains) to tenant after Team 100 Realty has completed move out inspection & Security Deposit Disposition.
